How Long Should a Gate Motor Last?

A question we are asked almost every week is, “How long should a gate motor last?“

The honest answer is that there isn’t a simple number.

We’ve seen gate motors fail after only a few years, while we’ve also serviced motors that are more than 30 years old and are still operating reliably. The difference isn’t usually the motor itself. It’s everything around it.

Over the years, we’ve repaired and serviced thousands of gate motors across Cape Town. One thing has become very clear: a quality gate motor that is correctly installed, regularly serviced, and paired with a well-maintained gate can provide decades of reliable service. On the other hand, even the best motor can have a shortened lifespan if it’s constantly working against a neglected or poorly maintained gate.

So, How Long Should a Gate Motor Last?

As a general guide, a quality residential gate motor should last anywhere between 10 and 20 years, with many lasting even longer when properly maintained.

However, there are several factors that determine whether your motor reaches that lifespan or fails much sooner.

These include:

  • The quality of the gate motor
  • Correct installation
  • The condition of the gate itself
  • How often the gate is used
  • Regular servicing
  • Battery maintenance.
  • Exposure to Cape Town’s coastal environment.

It’s rarely just one factor. Instead, it’s the combination of all of these that determines how long your gate motor will last.

Your Gate Is Just as Important as Your Motor

One of the biggest misconceptions we see is homeowners believing that installing a brand-new gate motor will solve every problem.

Unfortunately, that’s not how it works.

A gate motor is designed to automate a gate that moves freely. If the gate is heavy, dragging, out of alignment, or suffering from worn components, the motor has to work much harder every single time it opens and closes.

Over time, this additional strain accelerates wear on the gearbox, electronics, battery, and internal components.

In many cases, the gate, not the motor, is the real problem.

A Real Example

About a year and a half ago, we installed a new gate motor for a homeowner in Rondebosch.

The motor itself was brand new, but the existing gate had already reached the point where several components were nearing the end of their service life.

During our inspection we found:

  • Gate wheels that were beginning to seize.
  • Guide rollers that were heavily rusted
  • A gate that had become significantly heavier because of the deteriorating wheels

Before carrying out the installation, we recommended replacing the gate and supplied a quotation explaining why.

The client chose to keep the existing gate.

Although the new motor worked correctly, it immediately had to work much harder than it was designed to because it was constantly pulling a gate with increasing resistance.

This is a perfect example of why replacing a motor without addressing the condition of the gate can significantly reduce the lifespan of the new installation.

On the other end of the scale, we’ve worked on a Centurion D3 gate motor in Pentz Drive, Table View that dates back to the 1990s.

Despite being decades old, it continues to operate reliably.

Why?

Because the homeowner understands that maintaining the gate is just as important as maintaining the motor.

The property is situated close to a large body of water, where corrosion is a constant challenge. Rather than waiting for problems to occur, the owner services the motor every year and keeps the gate in excellent condition.

The result is a gate motor that has far exceeded the lifespan many people would expect.

It’s proof that regular preventative maintenance really does pay off.

What Causes a Gate Motor to Wear Out Prematurely?

Many gate motor failures are avoidable.

Some of the most common causes we encounter include:

Poor Gate Condition

If the gate doesn’t move freely, the motor has to work much harder than intended.

Common issues include:

  • Worn gate wheels.
  • Seized bearings.
  • Rusted guide rollers.
  • Bent gates.
  • Misaligned tracks.
  • Damaged hinges on swing gates.

Lack of Annual Servicing

Every gate motor should be professionally serviced at least once a year.

Regular servicing allows worn components to be identified before they become expensive failures.

It’s far more cost-effective to replace a worn wheel or battery than an entire gearbox or motor.

Poor Battery Maintenance

A weak battery forces the charging system to work harder and often causes unreliable operation.

As batteries age, many homeowners mistakenly believe the motor itself is failing, when the real issue is simply a battery that has reached the end of its service life.

High Usage

The more frequently a gate opens and closes, the more wear is placed on every moving component.

Busy households, apartment complexes, businesses and industrial properties generally require more frequent servicing than a standard residential installation.

Coastal Conditions

Cape Town’s coastal suburbs present unique challenges.

Salt in the air accelerates corrosion on gates, wheels, bearings and metal components.

Without regular cleaning and maintenance, corrosion can quickly increase resistance, placing unnecessary strain on the gate motor.

Warning Signs Your Gate Motor Needs Attention

One of the biggest mistakes homeowners make is waiting until the gate stops working completely.

Most gate motors provide warning signs long before a major failure occurs.

Look out for:

  • Slower opening or closing.
  • The motor struggling to move the gate
  • Unusual grinding or gearbox noises
  • Oil leaks
  • Battery backup no longer lasting during power failures
  • The gate losing its limits or position
  • Intermittent operation
  • The gate feeling noticeably heavier to move manually

These are often early indicators that either the gate or the motor requires attention.

Ignoring them usually leads to larger and more expensive repairs later.

Can You Check the Motor Yourself?

Yes, but to a point.

Many modern gate motors, including newer Centurion and NICE models, feature digital displays that provide fault codes and diagnostic information.

If you notice a problem:

  • Carefully open the motor cover.
  • Check whether an error code or message is displayed.
  • Take a clear photo of the display.

If you’re unsure what the fault means, don’t guess.

Our team is often able to provide initial guidance remotely.

Simply send us a photo of the display via our company WhatsApp line, and we’ll help you understand what the motor is trying to tell you and whether a site visit is necessary.

How Often Should a Gate Motor Be Serviced?

As a minimum, every residential gate motor should be professionally serviced once every year.

However, this isn’t a one size fits all recommendation.

If your gate is used heavily, such as at a business, apartment complex, estate or busy family home, we often recommend servicing every six months.

Routine servicing includes checking:

  • Battery condition
  • Gate wheels and rollers
  • Track condition
  • Gate alignment
  • Gearbox performance
  • Safety devices
  • Limit settings
  • Overall operation

Preventative maintenance is always more affordable than emergency repairs.

Our Advice After Years of Repairing Gate Motors Across Cape Town

If there’s one lesson we’ve learned after servicing thousands of gate motors across Cape Town, it’s this:

A gate motor is only as good as the gate it’s driving.

Homeowners often focus entirely on the motor while overlooking the moving parts that create the greatest strain.

Keep your gate in good condition.

Have your motor serviced every year.

Don’t ignore small changes in performance.

Address minor issues before they become major failures.

By doing this, there’s every chance your gate motor could still be opening your gate reliably for many years, even decades, from now.
